Second home, equity release or buy-out: plan the next purchase around the cash you have
The second mortgage has different limits than the first. Equity in a paid-off property can become the down payment for the next one.

How banks see this case
- ✓What they acceptRental income from existing units (with contracts), clean payment history, equity in freehold property.
- ✗What they don'tDebt burden already near 50%, properties outside freehold areas.
- ◎What decides itTotal exposure across banks, and the valuation of the property you're releasing equity from.
How much cash you'll need
A second home is financed up to 60% for expats and 65% for nationals. The down payment and the fees banks don't finance come from your savings — or from equity in a property you already own.

Questions
Can I move my mortgage to a bank with a lower rate?
Yes, it's called a buy-out. Most banks want 3–6 months of repayments first and usually charge no processing fee. Your current bank charges early settlement of 1% of the balance or AED 10,000, whichever is lower, and some waive it after a few years.
How does equity release work in Dubai?
A bank lends against a property you own, usually up to 50–70% of its value minus any outstanding loan. Larger amounts are normally paid to a seller or contractor rather than to your account, so it works best as the down payment for the next purchase. Non-residents can rarely release equity.
Do I pay DLD on a buy-out?
No 4% transfer fee, because ownership doesn't change. You pay to release the old mortgage and register the new one (0.25% of the loan plus fees), plus the valuation. Many banks refund the valuation or the buy-out fees to win the loan.
Can rental income alone qualify me?
Yes, but the bar is high: when rent is your only income, banks usually want several rented properties or a high annual rent, and lend up to about 60%. Rent on top of a salary or business income is much easier, with banks counting 70–80% of it. We closed a purchase using only the rent from three paid-off units.
Is there a limit on how many mortgages I can have?
There's no legal limit, but banks set their own, commonly 3–6 properties per customer. From the second property, financing drops to 60–65% of the price.
